Home Sellers Who Don't Want to be Buyers

Earlier this month, I had the opportunity to appear on the Lykken on Lending Blog Talk radio show. On the broadcast, we discussed the National Association of Realtors (NAR) existing-home sales numbers that are released monthly. As you may be aware from my recent comments here and here, I believe that existing home sales have been underperforming the market’s potential recently. This is, in part, due to the fact that home sellers are also home buyers, a condition I refer to as the duality of the supply and demand decisions. The duality problem impedes sales transaction volumes, restricts the inventory of homes for sale and causes prices to be bid upward. We see all of these conditions today in many markets across the country.
