Long in development, Vacaville's Lower Lagoon Valley project returns to center stage Tuesday when planning commissioners are set to consider final plans, including the Final Environmental Impact Report.
The project, originally OK'd in 1990, is slated for the old Hines Nursery property in south Vacaville. Measuring 868 acres, it's bordered by Lagoon Valley Road to the north, Interstate 80 to the west and hills in the other directions.
In 2004, city officials approved a plan for 1,325 residences, an 18-hole golf course and about a million square feet of commercial and office spaces.
Following a lawsuit and subsequent settlement in 2005, the projects now calls for 1025 residences — 100 of them age restricted and 75 of them designated as moderate-income affordable units, according to a staff report. Also planned are the golf course, a maximum of 700,000 square feet of office development and 50,000 square feet of mixed-use town center with neighborhood serving retail; community uses including a new fire station, an 8-acre neighborhood park and 71 acres of open space/mitigation land adjoining Lagoon Valley Park.
On Tuesday, commissioners will consider approving the final design guidelines for the project, which officials say have been updated to reflect current conditions.
