The brokerage Land Advisors Organization this week invited bids on 108 acres of unimproved land in eastern Rancho Cordova.
The property, along Douglas Road east of Jaeger Road and west of Grant Line Road, is near an existing neighborhood called Woodside Homes and future projects planned by Cresleigh Homes and K. Hovanian Homes.
According to the marketing brochure, the land has entitlements for 301 small-lot homes and 16 acres of commercial development.
“The current wisdom is to remap the entire property to more standard-size lots to capture the significant demand from home builders in this segment of the market,” according to the brochure. Officials with the city of Rancho Cordova have indicated willingness to consider remapping for larger lot sizes.
A current site plan for the property’s 107.9 acres shows 43.8 acres of wetlands preserve through much of the property, with clustered homes along the eastern edge. One proposed remapping would retain the wetlands preserve but with larger lot sizes lowering the number of units within the property to 197.
